Plot ratio is assigned to various lots on the Plot Ratio Plan which forms part of the City of Perth's City Planning Scheme No.2.

Description

Plot ratio is one of the City of Perth's key planning controls which determines the development potential of a lot (i.e. the maximum floor area that may be developed on a lot). Plot ratio is assigned to various lots on the Plot Ratio Plan which forms part of the City of Perth's City Planning Scheme No. 2.

Plot ratio is defined under the City Planning Scheme No. 2 as:

Means.. the ratio of the floor area of a building to the area of land within the boundaries of the lots on which that building is located.

The floor area of a building is also defined under the City Planning Scheme No. 2.

As an example, where a plot ratio of 6.0:1.0 is assigned to a lot with a land area of 1,000m2, a maximum of 6,000m2 of floor area may be developed on the lot. The higher the plot ratio assigned to a lot, the greater its development potential.

In some instances, due to other planning matters, the plot ratio assigned to a lot may vary to that shown on the Plot Ratio Plan. It is therefore recommended that you confirm what the assigned plot ratio of the lot is with the City of Perth on 9461 3333.
